    Spring Webcam at the "Brickworks" Lufingen

    Spring at the large construction site in Lufingen: While camera I shows completion of the 56 phase 2 flats, camera II currently captures the steady emersion from the excavation pit of the third and final phase. As of 1 April 2023, the Zentralstrasse building cooperative will offer a further 34 flats at this spot. Baumgartner + Partner is responsible for the implementation planning of the project.

    Minergie® for existing buildings

    What many do not know is that a MInergie® label does not necessarily make an energy-related refurbishment of an existing building more complex. On the contrary, building to Minergie® standards can significantly simplify the requirements for the building envelope and lead to better results in terms of design.

    In contrast to the usual requirements for SIA 380/1, the system renewal for Minergie® evaluates not only the energy consumption, but also the form of energy used for heat generation. Anyone willing to break away from fossil fuels, install PVAs on the roof and implement a basic ventilation system, will be rewarded with less stringent requirements for the building envelope. The focus with Minergie® is not on energy consumption, but on CO2 emissions.

    EFH "Im Moos", Windisch completed

    Our client was able to move in as planned for the start of school after the autumn holidays. The single-family house in Windisch was extensively renovated, and the CO2 footprint was reduced by a good 90% thanks to a pellet heating system and the renovation of the outer shell. From the outside, the alterations to the 1960s building are hardly noticeable; inside, the adaptations to meet the needs of the new users, sit harmoniously with the existing structure.

    While the building remained in operation, we reconstructed the fire compartments, overhauled and expanded the sprinkler system, and provided new service rooms. The owner invested CHF 720,000 to upgrade the fire protection of the underground parking garage to meet new standards. Baumgartner + Partner led the project with an overall management mandate.

    Lisa was a partner at Cowper Griffith Architects in Cambridge, UK. In 2013, she moved to Switzerland to be with her partner. For the next three years, Lisa worked for EM2N on the renovation of the UBS headquarters on Bahnhofstrasse and learned German within a very short time. Family time followed and another two years at ZSB Architekten. We extend a warm welcome to Lisa and are delighted to have such a competent addition.

    From 21st August to 3rd October 2021, the Zimmermannhaus in Brugg is planning an extraordinary exhibition entitled "Wavelength". The Swiss musician, performer and sound artist Lilian Beidler (b. 1982) encounters the US photographer Dorothea Lange (b. 1895, d. 1965). Beidler reacts acoustically and installatively to images by this pioneer of documentary photography. Baumgartner + Partner supported the realisation of this event.

    Aerogel: The little insulation miracle becomes affordable

    Aerogel is a mineral building material made of silicon dioxide, commonly called silica. Silica, also known as a binder of traditional dyes, is non-combustible, durable, diffusible, harmless to health and insulates two to three times better than conventional insulation layers. Somewhat costly to produce, its prices have become more affordable in recent years. Aerogel is ideally suited for retrofitting linear weak points in the outer shell of existing buildings and remains almost invisible when used skilfully.

    Perfectly integrated solar cells

    Today, at the construction site on Weiermattring, the installation of the roofing solar cells was completed. The solar cells are actually the roof! The edge modules from 3S Solar Plus in Thun are adapted to the slightly conical shape of the roof and cover it completely and homogeneously - without bare corners or visible fake modules. The ensemble is neatly framed by a slightly raised edge. There is no more beautiful way to generate electricity!

    Last week we received the building permit. Today, Monday is the start of construction. The renovation and energy upgrade of the family home in Windisch/AG has to be completed in three months, because the children will be changing schools after the autumn holidays!

    Early summer, the first relaxing of the government regulations and a lunch together on the terrace - a very unfamiliar feeling. Everything is still a bit shaky and afterwards many went back to the home office. But yet there is something new and beautiful in the air!

    We regularly support the Planning and Construction Department of Brugg with minor interventions to existing buildings. We are currently assisting with the upgrading of the Freudenstein Kindergarten, for which, we are allowed to live out our play instinct a little.

    B+P scans the Limmattal marshalling yard

    SBB Infrastructure will be renewing the systems control centre of the Limmattal marshalling yard. The new control centre will be integrated into the existing buildings. Baumgartner + Partner have created digital copies of these spaces. This allows the multinational team of planners to visit the locations virtually at any time and analyse the situation on site during online meetings. The model will bring enormous relief, not just in times of Corona.

    A detached house from the 60s - very carefully designed in the spirit of the times, but with a very high consumption of energy. Energy that is currently provided by fossil fuels. How can the carbon footprint of such a building be significantly reduced without compromising the coherence of its expression? This question is representative of many buildings in the region. We look forward to the challenge!


    Planning mandate for Baugenossenschaft Zentralstrasse Zurich

    Renovation of a private Duplex at Brugg/AG

    The two-family house from 1912 is listed as a historic monument. It was carefully renovated inside, and the walls of the rooms were painted in bright colours in keeping with the period in which they were built. In the living room, the old parquet flooring was uncovered, and a fitted kitchen from the 1990s was replaced.

    From September 5th to 20th, the Zimmermannhaus Kunst & Musik and the exhibition group Salzhaus in Brugg/AG opened up less accessible places in Brugg's old town and played them with specially created art interventions. Baumgartner + Partner scanned the rooms and created their virtual twins. The temporary installations were presented as 3D tours.

    Completion of office space Trimble Schweiz in Wädenswil

    Trimble Schweiz GmbH will begin moving into its new office space tomorrow. Project start was almost exactly one year ago, the end date was fixed by an expiring lease contract. Despite a challenging schedule, the space was handed over fully functional and on time. We would like to thank all craftsmen involved for their well done jobs and pleasant cooperation!

    Office outing to Basel

    Cold winds and Corona could not upset our plans for an office outing. The original plan for a family picnic was put aside and instead a city trip was organised, unfortunately without partners and children. Karl Moser and the buildings of Diener + Diener, which have already become classics were the main focus of the trip.

    Axpo Grid AG is planning adaptation work on the switchgear in the machine house of the Wildegg-Brugg power plant in Villnachern. The existing plant will be dismantled and replaced by a GIS. Within this framework, some structural adjustments will be necessary. We are pleased to welcome a new corporate client.

    Detached House Extension at Riniken/AG

    Instead of the planned three, there are now four children and with Covid-19 both parents' desire for a well isolated home office has increased. Welcoming guests to stay overnight is another point to be added to the schedule. Prudently, the client had considered an expansion during construction 10 years ago; now it is time for it to be done.

    A penthouse apartment, two roof terraces and a family: it was obvious that the terrace facing away from the living area should be incorporated and two additional rooms created. We are pleased about the assignment!

    We're taking modeling to the next level

    The image in the background is not a photo, but a point cloud. A point cloud is a virtual space generated from millions of colored dots generated by multiple laser scans.

    Modeling based on 3D scans has always been an integral part of our work and we have always carried out the scans ourselves. Now we are going one step further: together with our partner 3D-Switzerland we scan even in high resolution and range. In this way we can integrate the new components directly into the point cloud of the existing.

    This gives us the highest level of planning security right from the start, when dealing with the geometry of existing buildings, and generates clear images for our customers without additional effort.

    Tertianum-Facade completed

    It went quickly: right on time for the Zurich summer break. We successfully completed the renovation of the three Tertianum buildings at Brandschenke, Zurich. When the familiar observer hardly notices any difference, we have achieved our mission: an extensive technological refurbishment of the senior citizens' residence without any visual disruption to the original substance.

    Wonderful wrought iron railings at Bahnhof Zürich Stadelhofen

    With a little delay, the new wrought iron railings have now been installed on the main stairs at the entrance of this famous station building. The iron work was designed by us and meticulously modelled in 3D to guarantee an elegant and functional solution.

    Construction start at Trimble's

    In the middle of lockdown, but still on time, the construction start of the 1000m2 expansion of commercial space for the new headquarters of Trimble Switzerland took place today. The globally active software company is moving its office space from Horgen to Wädenswil. Baumgartner + Partner is realising the tenant fit-out as well as the necessary adjustments to the owner's basic fit-out.

    We took our computers home today. From now on we will work in home office. The construction sites will continue to be supervised as long as their closure is not ordered by law. Three of us four have children under the age of 12. With the closings of the schools and day care facilities, the time will be a small challenge for us as well.     Renovation of the Tertianum facade started

    Today, construction work began on the restoration of the natural stone facade of the Tertianum retirement home in Brandschenke. The lack of window sills and roof edges meant that the quartz stone was excessively weathered and was no longer able to dry out sufficiently, which led to the formation of large amounts of algae and mould. Baumgartner + Partner, in collaboration with the Office for Urban Development, developed a gentle restoration solution. The deficiency is remedied constructively without changing the original character of the building too much.

    The Atlantic is crossed!

    Florian Ramp crossed the finish line this morning February 10, 2020. After a fast final spurt with a lot of tailwind the clock of the Talisker Whisky Atlantic Challenge 2019 stopped at 07:00 local time/12:00 UTC for Team Atventure. It took Florian a total of 59 days, 22 hours and 9 minutes to row the 3'000 miles across the Atlantic. Baumgartner + Partner co-sponsored this crazy project.


    Retrofitting fire protection car parking garage Hürlimannareal

    The two-storey, underground car park on the Hürlimann site has to be divided into two fire compartments. The construction of the wall will be carried out while the car park is in operation. Implementation start will be at the end of the thermal bath season. Currently we are preparing the building planning application.

    The building project is not yet completely finished, but the equipping of the renewed facade was a milestone. After a good four months of construction, the result is impressive. The cool blue tones of the 1990s have given way to warmer, earthier tones.

    New office extension for Trimble in Wädenswil

    PSP Management Ltd mandates us to prepare a preliminary project for the interior design of the tenants in an existing commercial area of 1000 m2 . The project on Seestrasse in Wädenswil will be developed in cooperation with the tenant. In addition, major adjustments to the basic fit-out are planned.

    Building approval Stadelhofen received

    The legal requirements have been fulfilled, the building approval has been granted, we start with the restoration of the façade of the historic reception building by Gustav Wülfke (1840-1904) in accordance with the preservation order. We would like to thank all involved entrepreneurs and specialists for their active support on the way here!

    The construction process is based on the city's two major public festivals: the building site installation will start on the Monday after the "Züri-Fest", and the "Streetparade" at the beginning of August must be completed and secured. A challenge in a highly exposed location.

    The goal is to complete the painting work before the first frosty nights at the end of October, also a sporty schedule, as tailored to us.


    Renovation of the Tertianum Zurich facade

    PSP Management Ltd mandates us to restore the facade of the "Tertianum" senior citizens' residence on the Hürlimann area, Zurich.

    The object shows constructional damages on the natural stone facade. Undeveloped drip noses below the window sills led to strong algae formation on the limestone. The estimated investment amounts to approximately CHF 0.4 million. Baumgartner + Baumgartner will take over the overall management of the repair.

    Start of construction work to upgrade the forecourt of the Langnau indoor swimming pool

    The forecourt of the indoor swimming pool Langnau am Albis is to be upgraded. Today, the necessary credit was granted. The project was triggered by a necessary repair of the foundation lines and diseases on the existing tree population.

    The trees on the square will receive new edgings, which will give the square a quality of stay and serve as seating for the school classes.

    Repair of the shell of the building at Brandschenkestrasse 150

    PSP Management AG has commissioned Baumgartner + Baumgartner to repair the building shell of a rental space in the Hürlimannareal. The listed property is to be prepared for a new lease. In addition to a pollutant remediation of the steel girders, the historic roof truss will be repaired, and the interior insulation of the external walls will be sealed in accordance with energy guidelines. Baumgartner + Baumgartner is responsible for the planning, tendering and management of the work.

    Completion of the reconstruction of the municipal hall in Langnau am Albis

    With the opening of the new reception desk, the municipal administration of Langnau am Albis was able to put the remodeled first floor into operation today.

    Start of construction for the refurbishment of the apartment building in Brugg

    After two years of preparation, construction work began today on the comprehensive renovation of the apartment building at Aarauerstrasse 6 in Brugg/AG. The floor plan of eight apartments will be adapted and newly developed. Completion is scheduled for February 2019.

    Start of the Second Phase at Kilchberg Station

    Coinciding with the summer break of the medical practice, work on the second phase begins today. Separated from the main wing, two additional units are being developed. In place of the former waiting hall, a timber-frame extension to the practice will accommodate a new X-ray room and a third examination room. Completion is scheduled for the end of October 2018.

    Order for feasibility study on the Albispass

    Baumgartner + Baumgartner is examining the development potential of a property on the Albispass for a private developer. The land contains a historic house that is listed in the cantonal inventory. The development should be checked for compatibility with the protected object.

    Completion of the medical practice in Kilchberg

    Just in time before Ascension Day, we completed the first stage of the reconstruction in the reception building of Kilchberg train station. The building owner was able to take over the property and Dr. Koch's practice was already open for business on Monday. The cooperation between SBB Immobilienbewirtschaftung and the future tenant worked out excellently.

    What remains to be done is to extend the building by two rooms, for which a separate building application has been submitted.

    Order for basic extension "Spettacolo" Passage Stadelhofen

    The company Valora is planning a take-away outlet of its brand "Spettacolo" in the underground passage Stadelhofen. Baumgartner + Baumgartner is commissioned by the SBB to prepare the basic construction and to submit the building application for the overall project in coordination with the operator. In consultation with the cantonal monument preservation office, a new store front will be constructed and the landlord's building services will be retrofitted.

    Award of contract for renovation of MFH Sihltalstrasse

    The political municipality of Langnau am Albis is the owner of a property at Sihltalstrasse 102. The apartment building dates back to 1900 and has five apartments that are made available to asylum seekers as temporary accommodation. Serious moisture problems have affected the building.

    We are pleased to have been awarded the contract for the renovation of the building in a selection process. Baumgartner + Baumgartner will renovate the interior, remedy structural deficiencies, reduce energy requirements by means of external insulation and thus ensure the long-term value retention of the property.

    Surcharge realization Kilchberg station

    In a selection process, Baumgartner + Baumgartner are awarded the contract for the project planning and realization of the conversion of the counter hall at Kilchberg station. On behalf of the Swiss Federal Railways, we will convert the first floor into a medical practice for their tenant. In addition, a fresh-up of the facade is pending.

    In a previous feasibility study, we had examined the options and long-term expandability of the property in advance.

    Contract for renovation of flat roof Hohlstrasse

    We would like to welcome Fatlum Kabashaj. As of today, the newly graduated technical college graduate has started working for us. Fatlum holds a maturity and diploma certificate of the Higher Federal School of Civil Engineering Zeltweg (Austria) and intends to take the exam to become a certified architect in three years. We are happy about the reinforcement in our team and look forward to an exciting cooperation.

    Completion of renovation of MFH Heuackerstrasse

    On time, on budget and to the satisfaction of the parties involved, the acceptance of the renovated apartment building on Heuackerstrasse took place today. Four apartments were comprehensively repaired. The original trigger for this measure had been leaks in the downpipes of the sewage system. The municipality subsequently decided to carry out a complete renovation of the interior. The apartments received new kitchens, new bathrooms and a fresh-up of finishes.

    Some of the apartments remained occupied during the remodeling work, and the doctor's office on the first floor only closed its doors for a two-week summer break. As always, such interventions make high demands on all involved. We would like to thank the municipality of Langnau for the trust it has placed in us, the specialist planners and contractors for their good work, and the tenants for their patience and flexibility.

    Building application for Kilchberg station submitted

    Shortly before the summer vacations we still managed.

    The first floor of the reception building of Kilchberg ZH station is to be repurposed. The customer counter and local signal box have not been in operation for some time, and the SBB would like to return the station to a publicly accessible use. Baumgartner + Baumgartner have developed a construction project in cooperation with a potential tenant: The project envisages the installation of a joint practice for general and internal medicine, and planning permission has now been applied for.

    Stadelhofen train station: contract awarded for facade repairs

    Soon, a well-known object will disappear behind our curtain for a few weeks: Baumgartner + Baumgartner were awarded the contract for the renovation of the reception building of Stadelhofen station in a selection procedure. The reception building, designed by Gustav Wülfke, dates back to 1894 and was last renovated in 1990 by Arnold Amsler with the extension of the platform and passage. In addition to a repair of the facade, smaller accompanying measures will be implemented in the interior.

    The structural intervention and the new color scheme will be carried out in close cooperation with the cantonal monument preservation office.

    Another challenge is the organization of the construction site. In the immediate vicinity of the railroad system, great attention will be paid to safety, and the construction site logistics will have to be coordinated with the high frequency of people on the site.

    We are delighted with the trust placed in us by the SBB - and, of course, with the opportunity to build so prominently!

    Contract for expansion of the headquarters of Pacovis AG, Stetten/AG

    Pacovis AG in Stetten AG wants to expand its office space and upgrade the main entrance with reception.

    Baumgartner + Baumgartner covers the services of the architect on behalf of Industrial Engineering Zürich AG.

    With the final presentation of the feasibility study, the client decided in favour of the project and commissioned the team for the project planning up to and including the building application.


    Start of construction of renovation MFH Heuackerstrasse

    The comprehensive interior refurbishment of the apartment building in Langnau is now in progress.

    The plan is to equip the four residential units with new wet rooms and kitchens. The challenge is to carry out the work while the building remains in operation - including in the medical practice on the first floor.


    Completion of conversion of Fehraltdorf counter hall

    The conversion of the old counter hall of the Fehraltdorf train station was completed in only 30 days of construction time. The tenant, the bakery Voland from Bauma, manufacturer of the famous Baumer Fladen, moved into its new sales premises on schedule and with great satisfaction.

    On behalf of SBB Immobilien, Baumgartner + Baumgartner dismantled the counter hall, renewed the surfaces and provided the tenant with the technical media for its store fit-out.

    Moved into new offices

    We have moved into our new offices at Neue Dorfstrasse 12 in Langnau. The store of the old drugstore became available with the closing of Mr. Wehrli's business, a stroke of luck for us. We thank the municipality of Langnau for the kind offer.

    Not all boxes are put away yet, but the coffee machine is running, we are looking forward to your visit!
